Kitchen Sync is home to a unique food concept: a “culinary incubator” that helps artisan and start-up food entrepreneurs (or ‘foodpreneurs’), as well as emerging chef talent, to launch and grow their own food businesses. The culinary incubator, often referred to as a “shared-use commercial kitchen”, has taken a time-tested successful concept and swapped out office space for kitchens.

One of the biggest obstacles for starting a food-related business in Hong Kong is the extremely high cost of setting up a commercially licensed kitchen or ‘Food Factory’. The Kitchen Sync Culinary Kitchen exists to help you overcome this obstacle by providing an equipped, commercially licensed, shared-use kitchen.

Most start-up food enterprises begin in a home kitchen. Once the final recipe is ready for the marketplace, the home kitchen is a liability. Likewise, the sky high rentals on commercial properties makes those wanting to open a small takeaway or similar concept focus on smaller shop footprints with minimal kitchens, thereby making it necessary to produce core products offsite in a licensed facility. New business owners cannot obtain the necessary licensing from FEHD or product liability insurance for the manufacture and sale of a product made in a home kitchen. Legally they must manufacture their product from a professional kitchen. The cost of setting up and getting a food factory license can cost upwards of HK$2 million or more – a huge upfront investment for a small food entrepreneur.

That’s where Kitchen Sync enters the picture. We offer long- or short-term professional kitchen leases at reasonable rates on a flexible time-share basis. Food entrepreneurs become “legal” by working in a professional space that can be inspected by insurance companies and the FEHD.

Our kitchen provides professional ovens, refrigerators, freezers, mixers, worktables, pots and pans, utensils and storage space. The Kitchen Sync Culinary incubator makes it financially possible for a start-up food entrepreneur to take advantage of professional kitchen space while they grow their business.

Why is it called an ‘Incubator’?

Essentially, a kitchen incubator is a business incubator that provides commercial kitchen equipment and food safety regulation assistance to early- stage food companies, enabling them to advance to the stage where they can invest in their own facilities. The Incubator will help people with small, artisanal, and ethnic food businesses make the transition from working in their home kitchens to using fully-equipped, professional facilities.

Usually, a kitchen incubator also helps users with business planning and access to mentoring. Entrepreneurs that we mentor will benefit from the experience of our battle scars and victories as they execute their business plans. These consulting services are available to our members at a minimal extra charge.

How Does it Work?

Incubator participants will pay a membership to join, which includes access to a shared commercial kitchen, giving them the opportunity to craft and sell their food products without the initial expense of building out and equipping their own space. ‘Foodpreneurs’ looking to start or expand a culinary business can rent the kitchen for one time events or on an ongoing basis.

Members will also be able to hire our demonstration kitchen or dining rooms at greatly discounted prices.

Kitchen Sync Food Incubators is breaking the vicious cycle of high start-up costs and other barriers to entry through solid support and experience. Here, culinary entrepreneurs come together to share ideas, tips and mixing bowls. Other than providing the legal, technical and operational support in order for you to grow progressively and eventually start your own business.

Orientation & Training

The law requires that tenants understand components of equipment safety, sanitation, and food safety. KSFI must ensure that tenants utilizing the facility are competent in these basic areas. We realize this may be a review for some.

  • Food safety training: Food safety is required for all producers and employees. Food storage, cross contaminations issues, safe food handling techniques are to be included.
  • Sanitation orientation: Sanitation procedures are required for all producers and their employees. Training will include sanitation objectives and demonstrations of procedures required at the facility.
  • Equipment safety orientation: Training on equipment at the facility is required of producers and their employees. Training will include equipment function, operation, and safety standards.

Premium Full Time Member

  • 24/7 access for one (1) station with up to 200 hours per month (approx. 50 hours per week).
  • Includes two dry storage shelves and one fridge shelf plus on free 60 minute business coaching and mentoring session per quarter.
  • HK $16,880 per month

Full Member Packages

  • Allow access to one (1) station for up to 120 hours per month (approximately 6 hours per day x 5 days a week).
  • Each package includes two dry storage shelves.
  • Additional hours, shelving, office, equipment and fridge storage space available on request.
  • Afternoon/Standard Package, start time from 12:00pm to 7:00pm, HK $9,880 per month
  • Morning/Peak Time Package, time from 5:00am to 11:00am, HK

  • Nights and Weekends Package, start time from 8:00pm to 4:00am, anytime Saturday/Sunday, HK $8,880 per month

Half Time Member Packages

  • Allow access to one (1) station for up to 60 hours per month (approximately 15 hours per week).
  • Each package includes one dry storage shelves.

  • Afternoon/Standard Package, start time from 12:00pm to 7:00pm, HK $5,500 per month
  • Morning/Peak Time Package, start time from 5:00pm to 11:00am, HK $6,000 per month

Requirements:

  • A valid copy of HK Business Registration Certificate verifying registration as a corporation or business entity.
  • A copy of a valid FEHD Hygiene Course Certificate for all kitchen users (or under process) Product liability and General business liability insurance policy with Kitchen
  • Sync Food Incubators Limited and/or its affiliate is named and/or its Affiliates is named as an additional insured for HK$1million. (Average 3K to 5K per year depending on the insurance company).
  • The minimum start package is for 2 months paid in advance; fridges & freezers are available to rent on a monthly basis.
  • Signed Operating Agreement and Policy Guidebook.
  • Your company logo for our website in the following format a high resolution, jpg or png file.
  • Refundable security deposit of HK $2,500
  • Non refundable application fee of HK $200

When do I need to reserve kitchen time?

Online booking is available. Hours are reserved on the first reserved, first served basis according to the package. 

Will I have exclusive use of the kitchen?

No. The kitchen will be available to multiple food business at any given time. You will be assigned a work station based on space availability. Should you require exclusive use of the kitchen, please contact the Kitchen Manager. Extra hours will be deducted from your package to cover the extra space used.

When do I pay for kitchen usage?

Payment is due prior to your use of the kitchen. If you are reserving multiple blocks of time for the month, your advance payment is needed to reserve those times. In the case of a one-time use, payment will be required prior to using the kitchen.

What if I don’t use all of my hours for the month?

Hours cannot be credited to the following month. We understand that it is hard to estimate how many hours you’ll need but due to the nature of the business it is extremely important that you try to estimate as accurately as possible in order to choose a package which will best suit your needs.

What if I need to buy extra hours in a month?

If there is unreserved time available, additional hours can be purchased at the same rate you’re paying for that month.

Does each person clean up after themselves?

Yes. You are expected to leave the kitchen in immaculate condition after you’ve finished your time slot. Please wash your dishes, wipe down dirty surfaces, sweep, mop, clean equipment used, etc. Please allow yourself time to clean within your scheduled time slot otherwise you will be charged by the hour additionally for the extra time used to clean. If you do not clean after usage, a non-refundable cleaning fee of HK$800 will be assessed.

Can I use the kitchen’s address as my actual business address?

Yes, you can put it on your products, website and business cards.

Can I receive deliveries?

Yes, you should try to schedule your food or packaging deliveries during your time in the kitchen. Each company must be present to receive their deliveries; KSFI do not take any responsibility..

Can I have my product picked up by couriers or clients?

Yes, again you will be responsible for your arrangements. Non-authorized persons are not allowed into the kitchen area. Each company must be present for product picked up; KSFI do not take any responsibility

What if something breaks?

While we work hard to maintain equipment, plumbing and other parts of a commercial kitchen, the reality is that equipment breakdowns can be expected. We ask that all members alert us immediately if anything is not working properly so we can handle the problem as soon as possible. Please be advised that if you’ve caused the damage by mishandling, you will be held responsible.
